Case Study: Modular500 as Main Contractor for Haven Holiday Park F&B Development

 

 

Modular500 has established itself as a leading modular building designer, supplier and contractor in the modular construction industry, renowned for its innovative construction solutions. In 2024, Modular500 took on the role of main contractor for several key development schemes for Haven Holiday Park, owned by Bourne Leisure.  Modular500 undertook a comprehensive scope of work, focusing on the delivery of Chopstix outlets at Devon Cliffs and Hafan y Mor, as well as the full Adventure Village at Burnham-on-Sea. The project encapsulates the appointment of groundworkers, project liaison and management, coordination with architects and client-appointed project managers (PMs) and quantity surveyors (QSs), direct suppliers for adventurous activities, catering contractors as well as the design, build, and fit-out of modular kiosks - including responsibility for the co-ordination of deployment, including all CDM and Health & Safety matters.

 

 

Haven Holiday Park is a prominent brand within Bourne Leisure, offering family-friendly holiday experiences across various locations in the UK. The 2024 development schemes aimed to enhance the Food & Beverage (F&B) offerings at three key locations, following successful previous years works: Chopstix at Devon Cliffs and Hafan y Mor, and the adventure village at Burnham-on-Sea. These projects were crucial for improving guest experiences and increasing revenue through diversified dining options and attractions.

 

As the main contractor, Modular500 was responsible for overseeing the entire project lifecycle, from initial planning and coordination to final delivery and installation. The scope of work included:

 

Appointment of Groundworker (Graphite DBM)

Project Liaison and Management

Coordination with Architects (NBDA)

Liaison with Client-Appointed PMs and QSs (PGP & Reach PM)

Coordination with Open and Trading Park Teams and Staff

Design and Build of Modular Kiosks

Appointment of Groundworker (Graphite DBM) - Graphite DBM was tasked with site preparation, including excavation, foundation laying, and utilities installation. Their role was pivotal in setting a solid foundation for the modular structures and adventure activity units. 

 

The design and build of the modular kiosks were central to the project. Modular500 leveraged its expertise in modular construction to deliver high-quality, durable, and aesthetically pleasing kiosks for Chopstix outlets. The design phase involved detailed planning to ensure that the kiosks met all functional requirements while aligning with the overall aesthetic of the parks. The construction phase was carried out in a controlled factory environment, ensuring precision and quality control.

 

Post-delivery, the fit-out teams and direct suppliers played a crucial role in transforming the modular structures into fully operational F&B outlets. Modular500 coordinated with various suppliers for interior fittings, kitchen equipment, and other necessary installations. This included managing the logistics of transporting materials to the site and overseeing the fit-out process to ensure that all elements were installed correctly and met safety standards.

 

The deployment and installation phase involved transporting the modular kiosks from the factory to the respective sites at Devon Cliffs, Hafan y Mor, and Burnham-on-Sea. This required meticulous planning to ensure safe transportation and efficient installation. Modular500's team supervised the entire process, from loading the kiosks onto transport vehicles to final placement on site. Once on site, the kiosks were connected to utilities and underwent final inspections to ensure they were ready for operation.

 

Compliance with Construction (Design and Management) Regulations (CDM) and Health & Safety (H&S) standards was a top priority throughout the project. Modular500 implemented comprehensive H&S plans, conducted regular safety audits, and ensured that all workers received appropriate training. This commitment to safety was crucial in maintaining a safe working environment and preventing accidents, along with appointed Principal Designers and Architects. 

 

Like any complex construction project, the Haven Holiday Park F&B developments faced several challenges. These included:
